For individuals living with disabilities, having a home that supports independence and safety is crucial. The National Disability Insurance Scheme (NDIS) provides funding for home modifications to help participants live more comfortably and accessibly. But what modifications are covered, and how do you apply?

In this guide, we break down everything you need to know about NDIS home modifications.

What Are NDIS Home Modifications?

NDIS home modifications are structural changes to a participant's home that improve accessibility, mobility, and safety. These modifications help individuals perform daily activities with greater ease and independence.

What Types of Home Modifications Are Covered?

The NDIS funds modifications that are deemed reasonable and necessary to support a participant's disability-related needs. These may include:

  • Bathroom Modifications: Walk-in or roll-in showers, grab rails, accessible toilets, non-slip flooring.

  • Kitchen Modifications: Lowered benchtops, pull-out shelves, accessible sinks and appliances.

  • Doorway & Entryway Adjustments: Widening doorways for wheelchair access, installing ramps, automated doors.

  • Bedroom & Living Space Adjustments: Ceiling hoists, adjustable beds, smart lighting, repositioned power outlets.

  • Outdoor & Safety Enhancements: Pathway modifications, non-slip surfaces, security systems, handrails.

What Home Modifications Are Not Covered?

The NDIS does not fund modifications that are:

  • Unrelated to a participant’s disability needs.

  • Considered general household maintenance (e.g., painting, flooring replacement for aesthetic reasons).

  • Not assessed as necessary by an occupational therapist (OT).

How to Apply for NDIS Home Modifications

Applying for home modifications through the NDIS involves several key steps:

Step 1: Occupational Therapist (OT) Assessment

An OT will assess your home and recommend necessary modifications based on your mobility, accessibility, and safety requirements. This report is crucial for NDIS funding approval.

Step 2: Obtain Quotes from Qualified Builders

You need to get quotes from NDIS-registered builders or modification providers. These quotes will outline the costs involved.

Step 3: Submit Your Request to NDIS

Your OT report and builder’s quotes should be submitted as part of your NDIS plan review or funding request.

Step 4: NDIS Approval & Funding Allocation

The NDIS will review your request and approve funding based on eligibility and necessity. Funding is generally allocated under the Capital Supports Budget.

Step 5: Implementation & Completion

Once approved, modifications can begin. Work should be carried out by licensed professionals to meet safety and accessibility standards.
